不動産賃貸料の算定

   同族会社では、個人所有の不動産を同族法人に貸し付けたり、同族会社間で賃貸契約を締結することは多いですよね。そこでいつも悩むのは賃貸料の算定です。近隣
   同規模、同水準の実勢値を参考にしたりしますが、山本守之先生の｢税務形式基準と事実認定｣という書籍に賃貸料算定の参考になる算式が掲載されているそうです
   。算式は下記の通りです。

   ■適正賃料＝不動産の再取得価額×期待利回り 8％＋必要経費(減価償却費､租税公課､損害保険料､維持管理費)
   (注)維持費：建物取得価額の2％
   　　 管理費：適正賃料の2％
   　　 減価償却費は定額法
